DO I NEED A BUILDING PERMIT?

Permits are required for most home improvements and all new construction.

Items that do NOT require a Permit:

Replacing like for like with no structural changes - new roof, new windows, new siding, replacement patio/sidewalk with no changes to existing footprint, replacing decking boards using existing footers, stucco remediation with no structural changes, HVAC replacement

Fences under 6ft in height

Items that DO require a Building Permit Application (list is not inclusive of all items that require a permit):

WHAT DO I NEED TO SUBMIT WITH MY APPLICATION?

 

Completed Building Permit Application

List of all Contractors (form provided in application)

Pennsylvania Certificate for each Contractor

Certificate of Insurance for Public Liability, Property Damage, Products Liability and Operations

Workers Compensation Insurance when required OR Notarized Exemption Certificate (form provided in application)

Application for Electrical Permit if applicable (form provided in application)

Application for HVAC Permit if applicable (form provided in application)

Application for Plumbing if applicable (form provided in application)

Letter of Approval from Home Owners Association if applicable

Historic Architectural Review Board Application for any Historic Buildings and Structures with Historic Districts if applicable

Four copies of all Plans

NO FEES REQUIRED UP FRONT FOR BUILDING PERMIT APPLICATIONS UNLESS AN EARTHMOVING PERMIT IS ALSO NEEDED

FOR NEW CONSTRUCTION/ADDITIONS/NEW DECKS/ PATIOS/POOLS  - ANY WORK THAT CHANGES FOOTPRINT OF CURRENT STRUCTURE OR ADDS TO IMPERVIOUS COVERAGE OVER A CERTAIN SQUARE FOOTAGE OR REQUIRES EARTHMOVING OVER A CERTAIN SQUARE FOOTAGE

Notarized Stormwater Operation and Maintenance Agreement (our office offers free notary services)

IF APPLICATION IS FOR A NEW HOME you must also submit:

  • Two (2) sets of house plans ; one set will be marked with any necessary additions or corrections and returned to the applicant.  Plan specifications must meet UCC standards.

  • Copy of well permit (Obtain permit from the Chester County Health Department 610- 344-6225.

  • Copy of sewer-septic permit (DO NOT SUBMIT ORIGINALS).

  • Plot Plan, Grading and Erosion Control/Stormwater Plan.

  • Driveway Permit may be required.

 

IF APPLICATION IS FOR AN ALTERATION , POOL OR ADDITION which adds to/or changes the footprint of the present structure or lot coverage, you must also submit:

  • Two (2) sketches or complete sets of plans depending on the magnitude of the addition or alteration.  Contact the Building Inspector to discuss what level of detail is required prior to submitting your application.

  • Plot plan for additions to include grading and Stormwater ELECTRONIC VERSION PREFERRED

DO I NEED A PERMIT TO SOLICIT IN THE TOWNSHIP?

Yes. West Pikeland Township requires solicitors to apply for a permit to solicit in our township. Permits are per person and are valid for one year from issuance. Permit fee is $100 per applicant. If applying for multiple applicants for one company, submit individual applications for each employee. The West Pikeland Township Police Department will perform a background check on each applicant before issuance of permit. Solicitors are permitted to solicit only between the hours of 9am to 7pm.

Per Ordinance 89-1, persons engaging in selling, purchasing, soliciting, making surveys or distributing samples must first obtain a Solicitation Permit. This includes door to door sales and solicitation for charity. Please contact us if you represent a charity before submitting your paperwork. 

 

Include with your application: (1) Check for $100 made payable to “West Pikeland Township” or pay online at westpikeland.com; (2) Color photocopy of the front of applicant’s drivers license; (3) Pennsylvania State Police Response for Criminal Record Check. HOW DO I APPLY FOR A DEMOLITION PERMIT?

We do not have a separate permit application for Demolition. Please use our General Building Permit Application 

 

 

HOW DO I PAY FOR A PERMIT?

Fees are due when the permit is approved and we will contact you directly.  For Earthmoving Permits, we require a check for $100 for the application and another check for $500 for escrow.  Contact us with any questions.

Selling door to door? Our township requires a solicitation permit. Hours permitted are 9am to 7pm only. Permits are good for one year. There is a $100 per person fee.

Loading Christmas Trees

If you will be selling seasonal items  you will need a permit. Fees are $40 per month.

Road Construction

Utility companies or other contractors who will be excavating township roads must submit a permit.

Sale Window

A Commercial Use and Occupancy permit is required for resale of commercial property.

Bonfire in Sand

Planning a bonfire? You'll need a permit approved by the Fire Marshall.

Fireworks

Planning fireworks in the township? You're going to need a permit for that.
